Sunset Bay 5 offers one-, two- and three-bedroom residences with spacious layouts and wide balconies oriented to the water, delivered fully furnished with bespoke interiors and EV charging provision. Amenities: rooftop infinity pool, jacuzzi, fully equipped gym, clubhouse, outdoor dining and BBQ area, sunken lounge terrace, outdoor seating, kids' playground, private terraces, outdoor shower, changing rooms and a ping-pong table.

The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25.

• The current price list and unit availability — from Imtiaz, in writing: the developer publishes no prices on most project pages and the portal figures date from 2025.
• The payment plan actually on offer for your unit (Imtiaz runs several structures in parallel, some with post-handover instalments) and the completion date written into the SPA, checked against the RERA registration and escrow account.
• The construction stage against the developer's own progress tracker, and what 'fully furnished' includes — furniture schedule, appliances, smart-home kit.
• The exact unit, floor, orientation and view, the service-charge estimate, and whether short-term letting is permitted for the building.
