Sunset Bay 3 offers one- and two-bedroom apartments and exclusive three-bedroom penthouses with expansive terraces, floor-to-ceiling windows and open-plan layouts positioned for sunset views across the water. Homes are delivered fully furnished with Miele appliances, Gessi fittings, Villeroy & Boch sanitary ware, spa-inspired bathrooms and curated bedroom furnishings. Amenities: rooftop infinity pools, outdoor yoga spaces, private jacuzzis, clubhouse, fully equipped gym, kids' zone, BBQ areas, landscaped sitting areas, EV charging stations and water features. Imtiaz pitches it at professionals and small families who value wellness features.

Pricing and terms: Imtiaz publishes no prices; the portal listing (August 2025) quoted from AED 1.9M, which we check against the live list. The plan is 20% on booking, 40% in construction-linked instalments and 40% on completion; the developer's handover date is Q1 2027 (one FAQ answer still shows a June 2026 completion payment — we have the SPA date confirmed). The tracker showed 62% overall in October 2026 (structure complete, finishing 52%, MEP 42%). DLD 4% extra.

The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25.

• The payment plan actually on offer for your unit (Imtiaz runs several structures in parallel, some with post-handover instalments) and the completion date written into the SPA, checked against the RERA registration and escrow account.
• The construction stage against the developer's own progress tracker, and what 'fully furnished' includes — furniture schedule, appliances, smart-home kit.
• The exact unit, floor, orientation and view, the service-charge estimate, and whether short-term letting is permitted for the building.
