Sunset Bay 2 offers one- and two-bedroom apartments and limited three-bedroom penthouses, each with expansive terraces, floor-to-ceiling windows and open-plan layouts oriented to the water. The specification is the highest in the series so far: bespoke furnished interiors, Miele appliances, Gessi fittings, Villeroy & Boch sanitary ware and spa-inspired bathrooms. Amenities: rooftop infinity pool, private jacuzzis, outdoor yoga areas, clubhouse, fully equipped gym, kids' playground and indoor kids' zone, BBQ areas, landscaped sitting zones and water features. Imtiaz states that direct beach access and panoramic sea views come with the position.
Pricing and terms: Imtiaz publishes no prices; the portal listing (August 2025) quoted from AED 1.8M, which we check against the live list. The developer describes 'options such as 50/50, 60/40 or 70/30' between construction and handover, with post-handover terms on request — so the plan is negotiated, and we get it in writing. All payments go into a RERA-regulated escrow account released against construction milestones. Completion is expected in Q1 2027; the tracker showed 82% overall in October 2026 (finishing 80%, MEP 75%). DLD 4% extra.
The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25.
