Pearl House 4 offers fully furnished studios, one- and two-bedroom residences with flowing lines, high ceilings, custom cabinetry and large windows; furniture, finishes and appliances come with the unit. Amenities: clubhouse, adult swimming pool, kids' pool, fully equipped gym, BBQ area, outdoor cinema, sunken seating areas, outdoor shower, changing rooms, outdoor seating and landscaped gardens — Imtiaz says this phase upgrades the amenity set and finishes in response to feedback from the first three Pearl House buildings.

Pricing and terms: Imtiaz publishes no prices; the portal listing (August 2025) quoted from AED 765,000, which we check against the live list. The plan is 20% on booking, 40% in instalments during construction and 40% on completion; the developer's handover date is Q4 2027 (one FAQ answer still references June 2026, a leftover from an earlier phase — we have the SPA date confirmed). The tracker showed 18% overall in October 2026 (sub-structure 98%, super-structure 36%). DLD 4% extra.

The setting: Jumeirah Village Circle is Dubai's busiest mid-market rental district — circular, self-contained, full of parks, nurseries and small supermarkets, with Circle Mall at its centre and quick access to Al Khail Road and Sheikh Mohammed bin Zayed Road. Dubai Hills Mall, Dubai Marina, Palm Jumeirah and Dubai Media City are all within about fifteen minutes by car; there is no metro, so budget for parking. Furnished studios and one-beds let quickly here, but there is a lot of similar stock to compete with. Imtiaz cites convenient access to Dubai Marina, Palm Jumeirah, Downtown and the airport.

• The current price list and unit availability — from Imtiaz, in writing: the developer publishes no prices on most project pages and the portal figures date from 2025.
• The payment plan actually on offer for your unit (Imtiaz runs several structures in parallel, some with post-handover instalments) and the completion date written into the SPA, checked against the RERA registration and escrow account.
• The construction stage against the developer's own progress tracker, and what 'fully furnished' includes — furniture schedule, appliances, smart-home kit.
• The exact unit, floor, orientation and view, the service-charge estimate, and whether short-term letting is permitted for the building.
