Royal Development Company · Curio Collection by Hilton
Mallside Residence & Hotel is Royal Development Company's 18-storey Curio Collection by Hilton address in Dubai Hills Estate, bridged directly into Dubai Hills Mall: 144 branded studios to three-bedroom apartments above a 105-key hotel, handing over Q4 2026. The developer's own release is sold out — we track the resale units.
Listed on some portals as 'Mall Residence', Mallside Residence & Hotel is a mixed-use tower developed by Royal Dunes Real Estate Development, the project company of Abu Dhabi-based Royal Development Company (RDC, founded 2010), and operated under Hilton's Curio Collection. Above a basement, ground floor, mezzanine and three podium levels, the 18 residential floors hold 144 branded apartments — studios of about 424 sq ft, one-beds of 750–932 sq ft, two-beds of 1,119–1,418 sq ft and three-beds with maid's room of 1,662–1,797 sq ft — alongside 105 hotel rooms. Owners can live in, let independently or place the unit in the hotel's managed-rental programme. Built-up area is 47,000 sq m and the developer puts the project value at AED 600M.
Pricing and terms: the late-2023 launch was priced from AED 995,000 for a studio on a 70/30 plan (10% to book, 60% during construction, 30% on handover). The developer's inventory is now sold out — its last published list prices were roughly AED 2.2M for one-beds, AED 3.2M for two-beds and AED 4.5M for three-beds — so the building trades on the secondary market. Dubai Land Department records show a 424 sq ft studio at AED 1.17M (October 2025), an 826 sq ft one-bed at AED 2.89M (May 2026) and a 1,119 sq ft two-bed at AED 3.6M (March 2026). Around eighteen resale units were advertised when we compiled this page; ask us for the current ones and for the transfer costs on a near-complete unit. Freehold; handover is scheduled for November 2026.
The setting: a dedicated bridge from the mezzanine takes residents straight into Dubai Hills Mall — 750-plus shops and restaurants, a hypermarket and a cinema — while Dubai Hills Park, the community's 180,000 sq m central green, is two minutes away with the golf course beyond. Al Khail Road runs alongside, putting Mall of the Emirates about ten minutes away and Downtown fifteen. Dubai Hills Estate has no metro station, so this is a car address — softened by having the mall literally next door. Upper floors look towards Burj Khalifa on one side and Burj Al Arab on the other.
