Cove Boulevard is Imtiaz's 30-storey mixed-use tower in Dubailand Residence Complex: 287 furnished homes — 172 studios, 62 one-beds, 48 two-beds and five three-beds — plus 149 office units, with a rooftop infinity pool, family pool, clubhouse and gym, on a 60/40 plan or a 70/30 plan with three years of post-handover instalments. Completion is scheduled for Q2 2028; the tower was 11% along in October 2026.
Cove Boulevard is a 2B+G+4P+30+R tower — two basements, ground floor, four podium levels, 30 floors and a rooftop — and the first Cove building to mix offices with homes: 149 office units sit alongside 172 studios, 62 one-bedroom, 48 two-bedroom and five three-bedroom apartments, 436 units in all. Residences are fully furnished. Amenities: rooftop infinity pool, family swimming pool, clubhouse, fully equipped gym, jacuzzi, kids' zone, BBQ area, landscaped gardens and promenades, outdoor yoga retreat, grand entrance with meet-and-greet lounge, direct access to parks and ample parking.
Pricing and terms: Imtiaz publishes no prices; the portal listing (2025) quoted from AED 640,000, which we check against the live list. Two plans: 60% during construction and 40% on completion, or 70% up to completion with 30% paid over three years post-handover in quarterly instalments. Completion is scheduled for Q2 2028; the tracker showed 11% overall in October 2026 (sub-structure 30%), i.e. early works. DLD 4% extra.
The setting: Dubailand Residence Complex (DLRC) sits between Dubai Silicon Oasis and Global Village along Emirates Road (E611) and Al Ain Road (E66) — the emirate's most active sub-AED-1M apartment belt. Dubai Outlet Mall, Academic City and Silicon Oasis are the nearest hubs; IMG Worlds, Global Village and Downtown are 20–25 minutes by car. There is no metro and the district is still filling in, so buyers trade walkability and finished amenities for price and some of the strongest gross rental yields in the city. Imtiaz cites direct access to the E66 and E611.
