The developer's renders show a slim tower with angled balconies overlooking the golf course; the amenity schedule is not published on the project page, so we obtain it from the sales team.

Pricing and terms: Binghatti quotes 'from AED 715,000' (October 2026; the page launched at AED 750,000) on 20/50/30; DLD 4% extra. Completion was scheduled for Q1 2026 — a date now passed with the project still marked available — so we verify the completion certificate, remaining units and handover timeline before you reserve. One broker portal lists Q2 2026 instead; neither date has been updated by the developer.

The setting: Dubai Sports City is a mid-market, car-based district built around the Els Club golf course, Dubai International Stadium and the ICC Academy, with Motor City and Dubai Production City next door and Sheikh Mohammed bin Zayed Road and Hessa Street for access; Binghatti puts the airport at 15 minutes (allow more in traffic). Furnished studios and one-beds let quickly here — the tenant base is young professionals and sports-academy staff — but service charges and furniture wear should be priced in.
