Binghatti Elite is a 23-storey residential tower with four basement levels, two parking levels and a roof, in Binghatti's contemporary idiom — the developer describes metallic accents and rich textures rather than the geometric balconies of its JVC towers. The mix is studios and one-bedroom apartments only, from 36 sq m (about 388 sq ft), delivered semi-furnished. The developer's gallery shows a pool, a residents' lounge and a family area, plus lobby and living-room interiors; a full amenity schedule is not published, so we request it.

Pricing and terms: Binghatti quotes 'from AED 600,000' (October 2026) on 20% down, 50% during construction and 30% on completion; DLD fee 4% extra. The developer page states completion in Q2 2026, which has now passed while the project is still marked 'available' — in Binghatti's case that usually means handover is in progress or imminent, but we verify the completion certificate and any revised date before you commit.

The setting: Dubai Production City (formerly IMPZ) is a quiet, value-oriented district beside Jumeirah Golf Estates, with City Centre Me'aisem as its retail hub and Sheikh Mohammed bin Zayed Road on its doorstep. Binghatti puts Dubai Hills Mall, Mall of the Emirates, Dubai Marina, Ibn Battuta Mall and Expo City at ten to fifteen minutes. It is one of the cheapest places to buy a new studio in Dubai, which supports gross yields but caps capital growth; the Route 2020 metro at Jumeirah Golf Estates is a short drive, not a walk.
