The mix is deliberately compact — studios of 474–660 sq ft and one-bedrooms of 824–1,194 sq ft — aimed at people working in the Science Park, Al Barsha and Dubai Hills, and at investors buying to let. Amenities sit on the podium and roof: a sky pool and a leisure pool, two gyms, a landscaped garden, jogging track, basketball court and a paddle-tennis / multi-sport area. Specification follows the TownX standard: floor-to-ceiling windows, smart locks, face-recognition access, a separate service lift and a green-building-certified design.
Pricing and terms: sales opened on 1 November 2024 at about AED 815,000 for studios; TownX's current published list starts at AED 949,000 for studios and about AED 1.6M for one-beds (September 2026). Brokers still circulate the earlier 60/40 and 70/30 structures, but the developer's stated plan is now 20/80 — 20% on booking and 80% on handover — with an AED 20,000 reservation deposit, the 4% DLD fee and roughly AED 5,000 registration. Dubai Hills Mall is five minutes away, Mall of the Emirates fifteen, the beach and Palm Jumeirah twenty-five, Dubai International about twenty-two and Al Maktoum thirty. No metro, but Umm Suqeim Road links quickly to Al Khail Road and Sheikh Zayed Road.
