Beach Walk Residence II is the second of Imtiaz's furnished Beach Walk buildings on Dubai Islands: one- and two-bedroom apartments plus three-bedroom duplexes, some with double-height ceilings, under an adult-only rooftop infinity pool. Imtiaz's tracker shows every construction stage at 100% against a Q2 2026 completion, so the building is finished and the question is handover status and remaining stock.
Beach Walk Residence II follows the 'everyday resort living' formula of the first building with a larger mix: one- and two-bedroom apartments and exclusive three-bedroom duplexes with open layouts, wide balconies and, in select units, double-height living spaces. Imtiaz describes multiple residential floors over dedicated amenity levels and a rooftop leisure deck: an adult-only infinity pool with sun deck and shaded lounges, a family pool, fully equipped gym, outdoor yoga retreat, clubhouse, BBQ area, rooftop garden, kids' play area, a grand entrance lobby with meet-and-greet lounge and additional visitor parking. Homes are delivered fully furnished.
Pricing and terms: Imtiaz publishes no prices; the portal listing (2025) quoted from AED 1.8M. The developer's plan was 20% on booking, 40% in instalments and 40% on completion in April 2026 — for a finished building, expect to settle in full or with a mortgage. Imtiaz's tracker shows sub-structure, super-structure, MEP and finishing all at 100% (October 2026), so we check the completion certificate, handover notices and what the developer still holds before you commit. DLD fee 4% extra.
The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25. Imtiaz puts the airport and Downtown at roughly 20–25 minutes.
