The façade is the project's signature: twisted, staggered balconies that open the living rooms to light and, on the higher floors, to the Downtown skyline — the developer's renders show the Burj Khalifa directly in view. Lobby, living-room, kitchen and bathroom interiors are published; the amenity schedule is not, so we request it.
Pricing and terms: Binghatti quotes 'from AED 830,000' (October 2026) on 20% down, 50% during construction, 30% on completion; DLD 4% extra. The developer's stated completion of Q4 2025 has passed while the project remains listed as available — we check the completion certificate, developer inventory and whether the final 30% is now payable on signing.
The setting: Al Jaddaf sits on the Creek between Downtown and the airport; Healthcare City Phase 2 is its hospital-and-clinic quarter. Binghatti's own distances: Al Jaddaf Walk 2–3 minutes, Burj Khalifa, Dubai Mall and Dubai Opera 3–5 minutes, the Museum of the Future and Dubai Frame 4–6, Dubai Design District 5–8, Meydan and the Ras Al Khor sanctuary 5–10. Al Jaddaf and Creek metro stations (Green Line) serve the district, and the tenant base is medical staff, D3 creatives and Downtown workers priced out of Business Bay.
