Binghatti Circle stacks 58 residential floors over two basement and four parking levels, with three mechanical floors and a roof — the tallest residential building in JVC, and a scale Binghatti uses as the project's main selling point, with city-skyline views from the upper floors. The published mix is studios, one-, two- and three-bedroom apartments, approximately 776 residences in total, in Binghatti's signature interlocking-balcony façade language. Floor plans for all four unit types are published, along with lobby and living-room renders; the developer's page does not yet list an amenity schedule, which we obtain from the sales team.
Pricing and terms: Binghatti's site quotes 'from AED 674,999' (October 2026) on the standard structure — 20% on signing, 50% during construction, 30% on completion — with the 4% DLD fee on top. Completion is stated as Q2 2027. The brokerage portals carry the same price and date for this project, which is not the case for several of Binghatti's other towers, so the figures here are less likely to move than usual.
The setting: Jumeirah Village Circle is Dubai's busiest mid-market rental district — circular, self-contained, full of parks, nurseries and small supermarkets, with Circle Mall at its centre and quick access to Al Khail Road and Sheikh Mohammed bin Zayed Road. Dubai Hills Mall, Dubai Marina, Palm Jumeirah and Dubai Media City are all within about fifteen minutes by car; there is no metro, so budget for parking. Binghatti is the district's most prolific developer, which cuts both ways: strong brand recognition, and a lot of similar stock to compete with at resale and letting time.
