Luma21 was TownX's first Jumeirah Village Circle building — 238 studios to three-bedroom apartments over five floors near Circle Mall, completed in January 2023 almost four months early and sold out by the developer. We track it for resale and rental.
Luma21 is a five-storey courtyard building of 238 apartments — studios, one-, two- and three-bedrooms — with finished interiors, floor-to-ceiling windows and a rooftop given over to leisure: separate male and female pools and lounges. Landscaped gardens, separate gyms, a children's play area, 24-hour concierge and resident parking complete the set. It was the project that moved TownX from compact International City buildings to full-amenity community buildings, and it set the template for Luma22 and Luma Park Views.
Status: completed on 6 January 2023 against an estimated 30 April 2023, and sold out by the developer. Resale and rental units appear periodically — ask us for the current ones and for recorded transactions. Dubai Hills Mall is about seventeen minutes away, Palm Jumeirah twenty-five.
The setting: Jumeirah Village Circle is Dubai's busiest mid-market rental district — circular, self-contained, full of parks, nurseries and cafés, with Circle Mall at its centre. Hessa Street and Al Khail Road put Dubai Hills Mall about fifteen minutes away, Dubai Mall and Burj Khalifa about thirty and Dubai International about twenty-two. There is no metro station in JVC yet; bus links and the road network do the work.
