Luma22 is a completed, sold-out TownX building in Jumeirah Village Circle: 407 studios to three-bedroom apartments over five floors around podium gardens, with rooftop infinity pools and lounges, finished in July 2024 two months ahead of schedule. Units now change hands on the resale and rental market.
Luma22 is a five-storey, courtyard-style building — TownX's largest at the time — with 407 apartments arranged around landscaped podium gardens and social pockets. Studios, one-, two- and three-bedroom layouts have floor-to-ceiling windows and finished interiors; the roof carries separate male and female infinity pools with lounges, and there are separate gyms, a children's play area, 24-hour concierge and security, and resident parking.
Status: completed on 22 July 2024 against an estimated 30 September 2024, and sold out by the developer. We follow the building for resale listings and rentals — for an owner-occupier it is a low-rise alternative to JVC's towers; for an investor the numbers depend on the unit, so ask us for recorded transactions rather than asking prices.
The setting: Jumeirah Village Circle is Dubai's busiest mid-market rental district — circular, self-contained, full of parks, nurseries and cafés, with Circle Mall at its centre. Hessa Street and Al Khail Road put Dubai Hills Mall about fifteen minutes away, Dubai Mall and Burj Khalifa about thirty and Dubai International about twenty-two. There is no metro station in JVC yet; bus links and the road network do the work.
