Luma Park Views wraps a 20-storey residential building around its own landscaped park on the JVC street grid, with four parking levels below and a rooftop above. Homes are one-, two- and three-bedroom apartments with open layouts, floor-to-ceiling windows and views over the park and the neighbourhood greens. Residents get two sky pools, two gyms, a landscaped podium, a multi-sport court, kids' play areas, ground-floor retail and 24/7 security, and the building hosts part of the 29-charger EV network TownX operates with Regeny. It was named Best Luxury Apartment Living in Dubai at the Luxury Lifestyle Awards 2026.
Status and pricing: construction finished on 9 October 2025 against an estimated June 2026 — TownX's fifth consecutive on-time or early delivery — and keys have been handed over. The developer's published prices start at AED 1.3M with home finance available, so this is a buy-and-move-in or buy-and-let decision rather than an off-plan wait; the usual 4% DLD fee and about AED 5,000 registration apply, and TownX's own guidance puts service charges at AED 16–18 per sq ft. The setting: Jumeirah Village Circle is Dubai's busiest mid-market rental district — circular, self-contained, full of parks, nurseries and cafés — with Circle Mall at its centre. Luma Park Views sits by the community parks; Hessa Street and Al Khail Road put Dubai Hills Mall twelve minutes away, Dubai Marina and Mall of the Emirates fifteen, JBR beach twenty and Dubai International twenty-five. There is no metro station in JVC yet.
