Ashley Hills is a six-storey building over two parking levels — deliberately low-rise in a district better known for towers — set beside Arjan Community Park in Dubailand, five minutes from Dubai Miracle Garden and Dubai Hills Mall. Apartments run from studios (485–594 sq ft) through one-beds (792–878 sq ft) and two-beds (976–1,349 sq ft) to a 1,455 sq ft three-bedroom layout, all with open-plan interiors and floor-to-ceiling windows. TownX specifies separate male and female rooftop pools (25 m × 5 m each), two Technogym-equipped gyms, kids' play areas, a multi-sport court, face-recognition access and smart locks on every front door, and designs to green-building certification.
Pricing and terms: TownX's published list starts at AED 839,000 for studios, about AED 1.6M for one-beds, AED 2.05M for two-beds and AED 2.85M for the three-bed (September 2026). Early broker material quoted from AED 750,000 with 70/30 or 40/60 structures; the developer's current plan is 20/80 — 20% on booking, 80% on handover, nothing in between — with an AED 20,000 reservation deposit, the 4% DLD fee and about AED 5,000 registration. Service charges are estimated at AED 16–18 per sq ft. Handover is scheduled for Q1 2027; TownX has completed its five previous buildings, four of them ahead of the estimated date, which is the main reason to take that timeline seriously.
The setting: Arjan is a dense, mid-market quarter with parks and street-level retail, directly off Umm Suqeim Road and Sheikh Mohammed bin Zayed Road. Dubai Hills Mall and Miracle Garden are five minutes away, Mall of the Emirates ten, Jumeirah Beach twelve, Dubai Mall and Global Village fifteen, and both airports about twenty-two. No metro — budget for a car — but the park next door and the schools and clinics inside the district make it one of the more liveable value addresses in Dubailand.
