Sunset Bay is the first of Imtiaz's Sunset Bay buildings on Dubai Islands — one- and two-bedroom apartments from about 950 sq ft and a few three-bedroom duplexes with expansive terraces, a rooftop pool and an unusually social amenity deck with an outdoor cinema, water lounges and sunken lounges. Handover is scheduled for November 2026 on a 20/40/40 plan; the building was 95% complete in October 2026.
Sunset Bay offers one-bedroom residences of roughly 950–1,270 sq ft, two-bedroom residences of 1,350–2,690 sq ft and limited three-bedroom duplexes of 2,090–2,370 sq ft, with large terraces throughout. Amenities: rooftop swimming pool and deck with landscaped green areas and seating, clubhouse, gym, outdoor cinema, water lounges, jacuzzi, sunken lounges, outdoor dining and BBQ areas, kids' playground, a ping-pong table, outdoor yoga spaces and private terraces. Imtiaz's page for this first phase does not state that units are furnished, unlike the later Sunset Bay buildings — we confirm the specification.
Pricing and terms: Imtiaz publishes no prices; the portal listing (2025) quoted from AED 1.695M, which we check against the live list. The plan is 20% on booking, 40% in instalments and 40% on completion, dated November 2026. Imtiaz's tracker showed 95% overall in October 2026 (MEP 98%, finishing 94%), so this is a near-complete building and the final 40% is imminent. DLD 4% extra.
The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25. Imtiaz puts the airport, Downtown and Dubai Mall at roughly 20–25 minutes.
