Cove Grand is the flagship of Imtiaz's Cove series in Dubailand Residence Complex — a 21-storey furnished, smart-home tower of studios to three-bedroom apartments with a published price list starting at AED 690,000, a rooftop infinity pool, mini-golf, open-air cinema and running track, on a 50/50 plan or a 70/30 plan with three years of post-handover instalments. Completion is scheduled for Q4 2027; construction was 13% along in October 2026.
Cove Grand is a 1B+G+3P+17+R tower: one basement, ground floor, three podium levels, 17 residential floors and a rooftop. Unusually, Imtiaz publishes starting sizes and prices: studios from 386 sq ft at AED 690,000, one-beds from 707 sq ft at AED 988,000, two-beds from 1,282 sq ft at AED 1,430,000 and three-beds from 1,627 sq ft at AED 1,920,000. All apartments are fully furnished with Alexa-enabled smart-home systems. Amenities: infinity swimming pool, rooftop sundeck and cabanas, fully equipped gym, clubhouse, mini-golf court, open-air cinema, kids' pool and play area, BBQ spaces, outdoor seating, poolside bar and a running track.
Pricing and terms: the from-prices above are the developer's own (October 2026) — one of the few Imtiaz pages that publishes them. Two plans: 50/50 (50% during construction, 50% on completion) or a post-handover plan with 70% up to completion and 30% over three years in quarterly instalments. Completion is scheduled for Q4 2027 — this site previously carried September 2028, now corrected to the developer's date. The tracker showed 13% overall in October 2026 (sub-structure 75%). DLD 4% extra.
The setting: Dubailand Residence Complex (DLRC) sits between Dubai Silicon Oasis and Global Village along Emirates Road (E611) and Al Ain Road (E66) — the emirate's most active sub-AED-1M apartment belt. Dubai Outlet Mall, Academic City and Silicon Oasis are the nearest hubs; IMG Worlds, Global Village and Downtown are 20–25 minutes by car. There is no metro and the district is still filling in, so buyers trade walkability and finished amenities for price and some of the strongest gross rental yields in the city. Imtiaz places Cove Grand beside green open spaces, with Emirates Road and Sheikh Mohammed bin Zayed Road for access.
