Cove Edition 6 is the sixth of Imtiaz's furnished Cove buildings in Dubailand Residence Complex, with a rooftop infinity pool, clubhouse, gym, outdoor dining and a kids' playground. Imtiaz's page gives a Q4 2027 completion and shows construction 26% along in October 2026, but publishes no unit mix or payment plan — the portal listing describes furnished studios, one- and two-bedroom apartments from AED 696,000, which we treat as unconfirmed.
Cove Edition 6 follows the series format: a mid-rise furnished building with the leisure deck on the roof. Imtiaz's page lists a clubhouse, fully equipped gym, kids' playground, sitting area, BBQ area, rooftop infinity pool, outdoor dining and a meeting area, but no FAQ, unit schedule or configuration. The portal listing (2025) describes fully furnished studios, one- and two-bedroom apartments in a two-basement, ground-plus-11 building with a rooftop — plausible for the series, but developer confirmation is outstanding.
Pricing and terms: Imtiaz publishes no prices or payment plan for this phase; the portal listing (August 2025) quoted from AED 696,000. Sister buildings run 50/50 or 70/30 post-handover plans, and we would expect the same here, but we get it in writing. Completion is scheduled for Q4 2027; the tracker showed 26% overall in October 2026 (sub-structure 99%, super-structure 41%). DLD 4% extra.
The setting: Dubailand Residence Complex (DLRC) sits between Dubai Silicon Oasis and Global Village along Emirates Road (E611) and Al Ain Road (E66) — the emirate's most active sub-AED-1M apartment belt. Dubai Outlet Mall, Academic City and Silicon Oasis are the nearest hubs; IMG Worlds, Global Village and Downtown are 20–25 minutes by car. There is no metro and the district is still filling in, so buyers trade walkability and finished amenities for price and some of the strongest gross rental yields in the city.
