Beach Walk Grand 2 is the beachfront follow-up to Beach Walk Grand on Dubai Islands: 108 fully furnished homes — 62 one-beds, 39 two-beds, two three-bed apartments and five three- and four-bedroom duplexes up to 4,347 sq ft — with rooftop pools, a lap pool, plunge pools, cabanas and a wet deck. Handover is scheduled for Q4 2027 on a 20/40/40 plan; construction was 23% along in October 2026.
Beach Walk Grand 2 is a deliberately limited release: 62 one-bedroom units from about 831 sq ft, 39 two-bedroom units from 1,358 sq ft, two three-bedroom apartments from 1,899 sq ft, three three-bedroom duplexes and two four-bedroom duplexes reaching 4,347 sq ft. All are fully furnished with custom interiors. The amenity list is the richest in the series: rooftop swimming pools including a lap pool and plunge pools, a wet deck, floating cabana, private jacuzzis, private gardens and terraces, outdoor showers, sunbathing lounge, outdoor gym, yoga retreat, clubhouse, kids' pool and playground, family pool, and BBQ and dining spaces.
Pricing and terms: Imtiaz publishes no prices; the portal listing (August 2025) quotes from AED 2.3M, which we check against the live list (an earlier figure of AED 2.235M was carried on this site). The plan is 20% on booking, 40% in instalments during construction and 40% on completion in Q4 2027. Imtiaz's tracker showed 23% overall in October 2026 — sub-structure complete, super-structure 61% — so the building is out of the ground and climbing. DLD 4% extra.
The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25. Imtiaz puts the airport 15 minutes away, with Downtown, Dubai Mall and DIFC within easy reach.
