Beach Walk Grand is a G+2P+12+R building: ground floor, two podium parking levels, 12 residential floors and a rooftop. The 112 homes are 54 one-bedroom units (850–1,252 sq ft), 54 two-bedroom units (1,000–1,588 sq ft) and four three-bedroom penthouses of 3,600–3,900 sq ft with designated roof terraces. Everything is delivered fully furnished with custom-designed furniture, fitted kitchens from European brands and integrated smart-home systems. Amenities: adult-only rooftop infinity pool and rooftop lounge, family pool, fully equipped indoor gym, outdoor yoga retreat, clubhouse, BBQ area, zen garden, kids' play area, rooftop garden, grand entrance lobby with meet-and-greet lounge and extra visitor parking.

Pricing and terms: Imtiaz publishes no prices; the portal listing (2025) quoted from AED 2.1M, which we check against the live list. The developer's plan was 20% on booking (November 2024 launch), 40% in instalments during construction and 40% on completion in November 2026. Imtiaz's tracker showed 71% overall in October 2026 (structure complete, finishing 72%, MEP 46%) — on track for its date only if the MEP catches up, so we ask for the current programme. DLD 4% extra.

The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25. Imtiaz puts Infinity Bridge and the Waterfront Market five minutes away, the airport 12 and Downtown 24.

• The construction stage against the developer's own progress tracker, and what 'fully furnished' includes — furniture schedule, appliances, smart-home kit.
• The exact unit, floor, orientation and view, the service-charge estimate, and whether short-term letting is permitted for the building.
