Beach Walk 4 moves the series up in size: minimum areas are about 776 sq ft for one-beds, 1,305 sq ft for two-beds, 1,790 sq ft for three-beds and 2,522 sq ft for the three-bedroom duplexes, whose living areas are double-height; the published floor plans run from 912 to 2,771 sq ft. All homes are fully furnished with custom-designed furniture. Amenities: rooftop infinity pool, family swimming pool, fully equipped gym, outdoor yoga retreat, zen garden, rooftop garden, BBQ area, kids' play area, club room, grand entrance lobby with meet-and-greet lounge, reserved VIP and extra visitor parking, and 24/7 security.

Pricing and terms: Imtiaz publishes no prices; the portal listing (2025) quoted from AED 2.2M, which we check against the live list. The plan is 20% on booking, 40% in instalments and 40% on completion in June 2027. The developer's tracker showed 51% overall in October 2026 — super-structure 97%, finishing 36%, MEP 28% — consistent with a mid-2027 finish. DLD 4% extra.

The setting: Dubai Islands is Nakheel's five-island redevelopment of the former Deira Islands, just north of the Creek mouth — some 20 km of beach, the Dubai Islands Mall, beach clubs and marinas under construction, linked to Deira by the Infinity Bridge. The draw is new-build beachfront at a fraction of Palm Jumeirah prices with short-term letting generally permitted; the trade-off is that much of the island is still a construction site, with the full retail, hotel and marine-transport offer arriving in phases through the late 2020s. Dubai International Airport is 12–15 minutes by car, Downtown 20–25. Imtiaz puts Downtown and the airport at roughly 20–25 minutes.

• The construction stage against the developer's own progress tracker, and what 'fully furnished' includes — furniture schedule, appliances, smart-home kit.
• The exact unit, floor, orientation and view, the service-charge estimate, and whether short-term letting is permitted for the building.
